Boracay Bay Paradise ResortPrices of real estate in Boracay are climbing sky-high. In the past 4 years, the added value amounted to approximately 30% p.a. Today´s minimal prices for undeveloped land in middle of the island and without road access already amount to PhP 2,500 (US$ 35), whereby on so called top locations along White Beach up to PhP 50,000 (US$ 1,111) have already been paid.

Since Ayala-Land-Corp. in 1993/94 and Fil-Estate in 1995/96 has bought approximately 20% of the whole island surface, prices have tremendously accelerated.

A steadily increasing demand is faced by a quickly diminishing availability of land. In a few years, land prices in Boracay will reach astronomical heights.

Since about 3 years, increasing construction activity has been noticed all over the island.

Alta Vista de Boracay, Discovery Shores and Shangri-La Hotel Boracay, among others, elevated the status of Boracay to the next higher level. Instead of the laid-back nipa-huts of the 1970´s, giant condominium buildings, predominantly built by Koreans, are growing all over - raising the land prices to new levels.
